Renting a Home in St. Louis: Frequently Asked Questions

Finding the right rental home is only part of the process. You also need to know whether you qualify, what information you’ll need, how long approval takes and what to expect before moving in.

Triple Win Property Management manages single-family rental homes throughout the Greater St. Louis area. We’ve answered the most common questions about our application, screening, showing and move-in processes below so you can make an informed decision before applying.

Applying for a Triple Win Rental

How do I apply for a Triple Win rental in St. Louis?

Rental applications are completed online through the Triple Win Property Management website. Start by reviewing Available St. Louis Properties and finding a home that fits your needs and budget. You can then complete the online application for the property you’re interested in.

How much does it cost to apply for a Triple Win rental?

The application fee is $50 for the primary applicant and $50 for each co-applicant. Adults who are required to complete a co-application should plan for the applicable application fee.

Does Triple Win perform criminal background screening?

Yes. Triple Win performs criminal-background screening, and applicants must have no felony criminal convictions within the previous 10 years. Other rental qualification requirements also apply.

How long does the application process take?

Triple Win generally processes completed applications within 72 business hours, provided all required information and any additional requested documents have been received.

Providing complete and accurate information when you apply can help prevent unnecessary delays.

What documents do I need to apply?

Applicants should be prepared to provide identification and proof of all income. Depending on your situation, documentation may include pay stubs, bank statements, offer letters, SSI benefit letters, recent tax filings, child-support documentation or an applicable Section 8 voucher. Employment is also verified.

What happens after I submit my application?

The Triple Win leasing team will send a text confirming that your application has been received and is being processed. The team will stay in contact with you regarding your application status and will let you know if additional documentation is needed to complete the review.

Are rental homes first-come, first-served?

Yes. Triple Win says this is one of the things applicants misunderstand most often. Properties are rented on a first-come, first-served basis, although applications can be transferred to another available property.

What happens if the home I want is rented before my application is completed?

Applications are transferable. If the property you originally selected is no longer available, contact the leasing team about transferring your application to another Triple Win property.

Income and Rental Requirements

How much income do I need to qualify?

Triple Win requires net household income of at least 2.5 times the monthly rent.

For example, a home renting for $1,500 per month would require qualifying net household income of at least $3,750 per month.

Can household income be combined?

Yes. Income from applicants age 18 or older can be combined when determining household income, subject to Triple Win’s application requirements.

What proof of income is accepted?

Accepted documents include, but are not limited to:

  • Pay stubs
  • Bank statements
  • Employment offer letters
  • SSI benefit letters
  • Recent tax filings

Does everyone over 18 need to apply?

All occupants must be listed on the application, and additional occupants age 18 or older must complete a co-application.

 

Credit, Evictions and Background Screening

What credit score does Triple Win require?

Triple Win requires a minimum credit score of 500 to apply. Payment history on credit accounts may also be considered during screening.

Can I rent from Triple Win with bad credit?

A lower credit score does not necessarily mean you shouldn’t investigate your options, but applicants must meet Triple Win’s minimum credit score of 500. Payment history and other screening factors are also considered.

Does Triple Win accept co-signers?

Co-signers are considered on a case-by-case basis depending on the screening results and requirements the applicant did not meet. A co-signer must meet all application requirements to be considered.

Will a previous eviction automatically disqualify me?

Triple Win states that an eviction judgment within the previous five years results in automatic denial, regardless of the balance owed.

Will bankruptcy affect my application?

Triple Win states that bankruptcy filings within the previous five years result in automatic denial.

What is the most important thing I can do when applying?

Be accurate and honest.

Triple Win specifically identified inaccurate information about income, rental history and contacts as a common applicant mistake. Complete, accurate information helps the leasing team properly evaluate your application.

Does Triple Win accept Section 8 or housing vouchers?

Yes. Selected Triple Win properties participate in Section 8/housing-voucher programs. Participation depends on the specific property, and applicants must also complete Triple Win’s standard screening process and meet applicable rental requirements.

 

Scheduling a Showing

How do I schedule a showing?

Available rental viewings can be scheduled through the Triple Win website.

 

Does Triple Win offer same-day showings?

Yes, same-day self-showings may be available when the request is made during business hours and approved. Triple Win allows property viewings from 8:00 a.m. until 9:00 p.m. daily.

Does Triple Win offer self-showings?

Yes. Triple Win uses self-showings, allowing qualified prospective renters to view available properties without requiring a traditional agent-led tour.

Are virtual tours available?

Triple Win does not currently offer virtual tours.

 

Pets

Does Triple Win allow pets?

Most Triple Win rental homes allow up to two pets, unless the individual property listing specifically states “No Pets.”

Always check the individual property listing before applying.

Does Triple Win have breed restrictions?

Triple Win does not maintain its own blanket breed-restriction list. Residents must, however, comply with breed restrictions imposed by the municipality where the rental property is located.

Is there a pet deposit?

Triple Win does not require a pet deposit. Instead, pet owners pay $35 per month per pet in non-refundable pet rent.

How many pets can I have?

Most properties allow up to two pets unless the individual listing states otherwise.

Moving Into Your New Home

How soon can I move in after I’m approved?

Timing depends on the property and the resident.

If required property inspections have been completed and the resident has completed all move-in requirements and the move-in checklist, Triple Win says move-in can sometimes occur within a couple of days.

Can Triple Win hold a property for me?

A property is held once an approved applicant pays the required deposit.

Triple Win generally requires move-in within 25–30 days after the deposit is paid and does not hold properties for move-ins anticipated beyond that time-frame.

 

Lease Questions

How long are Triple Win leases?

Standard leases are 12 months. New leases signed between November and February are 15-month lease terms.

Can I renew my lease?

Renewal offers are generally made two to three months before the current lease ends. Eligibility depends on factors including payment history, current account balance and the renewal inspection.

Can I break my lease early?

Triple Win’s lease agreement contains an early-termination clause, including applicable fees and notification requirements. Residents considering early termination should contact Property Management to discuss their situation and the required timeline.

Can roommates apply together?

Yes. All occupants must be listed, and anyone age 18 or older must complete a co-application.

Is renter’s insurance required?

Yes. Triple Win requires residents to maintain renter’s insurance throughout the lease term. The property owner’s insurance does not cover a resident’s personal belongings.
