Rental Requirements
Before applying for a rental home, it helps to know what will be required and whether you’re likely to qualify.
Triple Win Property Management uses established rental requirements to evaluate applicants for its St. Louis-area homes. Requirements include income, credit and payment history, rental history and other screening criteria.

Income Requirements
How much income do I need to rent from Triple Win?
Triple Win requires applicants to have net household income equal to at least 2.5 times the monthly rent.
For example:

| $1,200 | $3,000/month |
| $1,400 | $3,500/month |
| $1,500 | $3,750/month |
| $1,800 | $4,500/month |
| $2,000 | $5,000/month |
These examples are provided only to illustrate the 2.5× calculation.
Can household income be combined?
Yes. Qualifying household income can include income from applicants age 18 or older, subject to Triple Win’s application requirements.
All occupants should be disclosed on the application, and occupants age 18 or older must complete a co-application.
What Counts as Proof of Income?
Depending on your circumstances, Triple Win may accept documentation such as:
- Pay stubs
- Bank statements
- Employment offer letters
- SSI benefit letters
- Recent tax filings
Employment is also verified as part of the application process.
Have your documentation ready before applying. Missing information can delay processing.
Credit Requirements
What credit score do I need?
Triple Win generally looks for a credit score between 500 and 550, depending on other screening factors. Credit is considered along with factors such as payment history, income, employment, rental history and other qualification criteria.

Eviction History
An eviction judgment within the previous five years results in automatic denial, regardless of the balance owed.
If you’re uncertain how your rental history affects your eligibility, review your history before paying application-related costs.
Bankruptcy
Bankruptcy filings within the previous five years result in automatic denial.
Are Co-Signers Allowed?
Potentially.
Triple Win considers co-signers on a case-by-case basis, depending upon the screening results and which requirements the applicant did not meet.
A co-signer must meet all application requirements to be considered.
A co-signer therefore should not be viewed as a guaranteed way to overcome an application that does not qualify.
Rental and Background Screening
Triple Win’s screening process may consider several factors, including:
- Credit
- Payment history
- Income
- Employment
- Eviction history
- Bankruptcy
- Previous rental or mortgage payment history
- Criminal background
The purpose is to evaluate the complete application rather than a single piece of information.
Be Complete and Accurate
To ensure this process is smooth, we highly recommend to be honest about your income, rental history and contacts.
Incomplete or inaccurate information can create problems during screening and slow down the application.
Gather your information before you begin and make sure everything you submit is accurate.
What Happens After I Apply?
Triple Win generally processes a completed application within 72 business hours once all necessary information and requested documentation have been received.
The leasing team sends a text confirming that your application is being processed and stays in contact if additional documentation is required.
